Moisture meters

You can't see how wet a wall is. A moisture meter can. We use them to find where the water went, decide what to dry or remove, and prove when the job is actually dry.

What moisture meters do on a job

Water travels. It wicks up drywall, spreads under flooring and runs along framing. Surfaces can feel dry while the material inside is still wet enough to grow mold. Moisture meters show what is really going on.

We take readings when we arrive, every day during drying and again at the end. That log is how we decide when to move equipment, and it is what your adjuster uses to confirm the work.

Types we use

ToolBest forHow it worksTypical use
Pinless (non-invasive) meterQuick mappingReads moisture through the surface without making holes. Fast for finding how far water spread.Walls, floors, cabinets
Pin meterExact readingsTwo pins go into the material and measure moisture content directly. Used to confirm and track specific spots.Drywall, wood, framing
Hammer probe and deep probesInside walls and subfloorLonger pins reach deeper layers, like the bottom plate of a wall or under flooring.Subfloors, baseboards
Thermo-hygrometerThe airMeasures temperature and humidity so we can calculate how much water is in the air.Every room, every day

How we use them on your job

  1. Map on arrival

We check wet and dry areas and mark the edges of the water on the floor plan.

  2. Set a dry standard

Readings from an unaffected area of the same material become the target.

  3. Log every day

The same spots are measured daily and recorded with the equipment in use.

  4. Adjust the setup

Equipment is moved or removed based on which areas are still wet.

  5. Confirm and document

When readings meet the dry standard, the final log goes to you and your adjuster.

Common questions

What is a normal moisture reading?

It depends on the material and the meter. That is why we compare against an unaffected area of the same material in your home instead of a generic number.

Do pin meters damage my walls?

They leave two tiny holes, easily covered by paint. We use pinless meters wherever we can.

Will I get a copy of the readings?

Yes. The drying log is part of the documentation we give you and your insurance company.

Can a home inspector's meter give the same result?

A basic meter can find obvious moisture. Structural drying needs several meter types, daily readings and a written log.

Don't let damage linger.

Mold and structural damage can start within 24 to 48 hours of water exposure. Get a free estimate and immediate dispatch.
